RENTAL POLICY
Arrival Information
Check-In hours are between 3:00 PM and 5:00 PM at the Property, please make arrangements with the office for key instruction.
Reservation Payments Proceedure
Reservation will be initiated with a charge of 50% (fifty percent) of the total rental. Initial charge of 20% (twenty percent), plus a $95, non-refundable, processing fee will be taken during reservation processing with a credit card (Visa, MC, American Express). Lease will be drawn up and e-mailed to you within 48 hours from reservation. the remaining 30% (thirty percent) must be mailed back to this office with the signed lease and signed Rental Policy Agreement no later than 14 days from reservation. Remaining balance is due on or before May 20, 2010.
Reservations made on or after May 20, 2010 will be charged the full 50% at time of reservation processing. Personal checks, bank checks, money orders, and credit card payments are accepted.
Security Deposit
A security deposit is required for all of our rental properties. A certified check, made payable to the property owner is required at arrival. It is the property owners responsibility to return all security deposits no sooner than 30 Days from depature date and after verification of no damage. Any cleaning above and beyond the customary work required will be deducted from your security deposit. Should you break the terms of the lease by bringing a pet or by exceeding the occupancy limit of the house, for example, you stand to lose the entire Security Deposit.
Cancellation Policy (READ CAREFULLY)
REFUNDS GRANTED (Less 20% of Total Rent) IF THE SAME DATES CAN BE RE-RENTED BY ANOTHER PARTY. NO REFUNDS FOR CANCELLATIONS MADE LESS THAN 30 DAYS BEFORE ARRIVAL. IF THERE ARE PAYMENTS OUTSTANDING, YOU ARE RESPONSIBLE FOR THOSE PAYMENTS.
Travel Insurance
No refunds will be given in the event of cancellations due to unforeseeable events such as, but no limited to: illness, loss of job, power outages, or natural disasters, etc. However, we strongly recommend purchasing Travel Insurance which is available through your local insurance agent or on-line from sites such as www.InsureMyTrip.com, as viable alternative.
Accommodations
The properties that we represent are private residences and are decorated by the individual owners. As such, the tastes reflect those of the owner and vary widely. Each property is unique. Please ask as many questions about the specifics of a property as necessary, and view the photos that we have posted on the website.
Occupancy
Overcrowding is a violation of the lease and you may be asked to vacate the premises, incur additional charges, or forfeit your entire security deposit. Occupancy (including small children, infants, and visitors) is not to exceed the limit cited in your lease, and must be initialed by you on the lease.
Additional Provisions
Our properties are no smoking and no pets allowed.
Check-Out
Please comply with the Check-Out Time which is 11:00 AM. You could face extra charges if you do not depart by 11:00 AM. Please be considerate to the next tenant.
Keys must be returned to the office. There will be a $25 charge for each key not returned which will be deducted from your security
